Graphics Rendering Issue

Going to town primarily screws up graphics rendering every time and then will persist in all zones. Will happen in zones as well. Switching between Vulkan and DirectX12 will sometimes resolve and stay consistent in zones but as soon as I go to town, it is screwed up again. Unable to see items as shared in the link below by others:

I am on PC with the game client directly installed, no controller, straight PC.
